Before approving CAPEX: three questions every owner should ask

Every investment leaves something behind in the asset: staff, maintenance, energy. It can create income, reduce cost and protect value, or add complexity that the owner pays for every year.

1. What problem does it solve?

A request that cannot name the problem it solves is a wish. Be specific: lost revenue, a recurring cost, a risk to safety or compliance, a gap in the guest experience, a weakness in positioning. If the problem is unclear, the investment is premature.

2. What value does it create, and for whom?

Value can be income, lower cost, a better experience, a stronger position in the market or lower risk. Ask for the mechanism, not only the projection: how exactly will this investment change the behaviour of customers, staff or the asset itself?

3. What operating cost will it leave behind?

This is the question most often missed. New facilities need staff, maintenance, energy, insurance and, eventually, replacement. A visible investment that adds payroll and maintenance without matching income weakens the asset, however attractive it looks on opening day.

Order matters

Prioritise investments that protect the asset and its licence to operate, then those that remove recurring costs, then those that create new income. Investments that only change how the asset looks come last, unless they correct a real gap in positioning.

A visible investment is only good if it pays its way or removes a cost.
