Owner’s representative and hotel asset management for hotels, resorts and golf clubs

Asset management, alongside the management team.

During operation

Owner-Side Asset Management™

Owner-Side Asset Management™

The owner of a hotel, a resort or a club receives budgets, forecasts, CAPEX requests and explanations from the people who run it. We act as the owner’s representative for hotels, resorts and golf clubs in Spain and Southern Europe, and we read those figures as people who have run the asset: what is happening at reception, in the kitchen or on the course behind every variance. We work alongside the management team so that owner and operator read the asset the same way. Management teams gain from it too: their work is explained and supported in front of the owner.

What we do

Monthly asset review

Prepared each month with the general manager: results, budget and what lies behind each variance.

Budget review

The annual budget read line by line against the plan agreed for the asset.

CAPEX requests

Every request reviewed for what it fixes, what it earns and what it will cost to maintain.

Owner reporting

Clear reports for the owner, the board or the family office, written in operating terms.

The operator relationship

Owner and operator working from the same numbers, with differences raised early and settled on evidence.

The first step

Start with one defined piece of work

Most engagements begin with one defined piece of work, with its scope and fee agreed in advance. The deliverable is an Owner Decision Report, written for the owner, the board or the investment committee that has to act on it.

Discuss your project

What the report contains
  1. The question, in one sentence
  2. What is happening in the asset, and why
  3. What it means for the owner
  4. Options and their consequences
  5. Recommendation and next steps, with names and dates
  6. Main risks, and the information still missing

To prepare it we ask for the essentials: type of asset and its uses, two years of revenue and costs by business line, CAPEX completed and planned, the management model and what has already been agreed.
